Residential Remortgage – Price List

Overview

Our fees aim to cover all the work required to complete the mortgage of the property including undertaking the appropriate searches, subject to the lender’s requirements.

In some circumstances search insurance can be used instead of carrying out the normal searches.

Depending on the type and circumstances of the remortgage different disbursements will be involved, please not the list below is not exhaustive.

Our fee assumes that:

This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
If a leasehold property, our costs are based on an existing lease and is not the grant of a new lease
The transaction is concluded in a timely manner and no unforeseen complication arise
All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Please note the list of disbursements is not exhaustive depending on the circumstances involved.

What we charge:

Our Consultant Solicitors / FCILEX and CLC lawyers charge hourly rates from £200.00 to £350.00. All rates depend on seniority of the individual and the practice area. On request, we may offer to work on a fixed fee or contingency basis. In these exemptional cases, fees are discussed and agreed before we start work.

Please note we do not carry out transactions greater than the property values listed above.

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. There are certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller’s solicitors.

Office Copy Entries Please note this is £6.00 per title plus VAT at 20%, if your property covers several title numbers then Office Copies will need to be obtained for each title.	£6.00	Excluding VAT
Bank Transfer Fee (CHAPS) £45.00 plus VAT at 20%. Depending on how many existing mortgages are already registered against the property, you will need to allow for a CHAP’S fee for each mortgage redemption, plus allow for the net balance monies to be transferred to you.	£45.00	Excluding VAT
OS1 Search £3.00 plus VAT at 20%. An OS1 Search is carried out for each title number you are mortgaging	£3.00	Excluding VAT

*These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.
